OM, CIM, Deal Book, Investment Packet: What's the Difference?
These terms all describe the same investor-facing document that a broker or seller assembles to market a commercial property. The label depends mostly on who you ask:
- • Offering memorandum (OM) — the standard broker-industry term. Most commercial listings you see are marketed with an "OM."
- • Investment packet or investor package — broker-side vocabulary, especially in mid-market office, retail, and industrial deals. Same document, more approachable name.
- • Deal book — informal broker slang. You'll hear it in shop talk, on capital-markets desks, and in analyst training.
- • CIM (Confidential Information Memorandum) — more common on the institutional and private-equity side. Same content, slightly more formal framing.
